Vita Nuova provided technical assistance to the Whitely Community Council in Muncie, Indiana, to support the assessment and financial analysis of the redevelopment project at 1208 E. Centennial Avenue. The project features the redevelopment of an existing building into a resource hub that includes open-door health services, small business support, and a housing, financial, and redevelopment organization. The property will also provide space for additional service-providing organizations, a food pantry, educational programs for youth and adults, indoor and outdoor community space, classrooms, and credit repair programs.
Vita Nuova conducted a site visit to determine opportunities and constraints and held stakeholder interviews to better understand the local market and funding climate. Vita Nuova created a schematic site plan to illustrate parking capacity and site circulation focused on efficiently queuing vehicles during food pantry operations. Vita Nuova also developed a manipulable proforma to analyze the project’s financial feasibility using both the industry standard and a construction bid proposal. Next steps were provided to guide the Whitely Community Council toward closing the funding gap for the project.
