Jackson, GA
U.S. Environmental Protection Agency (EPA) Office of Brownfields and Land Revitalization (OBLR) technical assistance brought Vita Nuova to Jackson, Georgia to evaluate the Henderson School
property. This project included stakeholder interviews, site and infrastructure analysis, and the development of a reuse and funding framework. Vita Nuova’s findings highlighted strong local support for transforming the school into a multi-generational community center focused on vocational training, recreation, and wellness.
Key recommendations for advancing the project include expanding the Henderson School Alumni Association Trust (HSAAT)Board, leveraging trusted advisors, developing a detailed operating model and fundraising strategy, engaging a historic consultant, and securing architectural and engineering services. A Request for Proposal (RFP) will be launched to identify a Design & Construction Project Manager and/or Development Partner to ensure the successful transformation of the Henderson School into a vibrant community hub.
With HSAAT owning the entire 20-acre site, there is significant potential for revenue-generating uses and
housing initiatives that align with its mission. This redevelopment project promises to positively impact the community, enhance the well-being of residents, promote multi-generational activities, and solidify the Henderson School as a cornerstone of community revitalization in Jackson.
